Management Services are diverse in order to meet
the wide-ranging requirements of the Property
Sector. Our services extend from the
"Comprehensive Project Management" of the
complete Project Control Team and administration
of the contract to the more overview Project
Monitoring and "watchdog" Due Diligence.
Project Management
Project management is relevant to almost all
construction or building work and is a feature in
many other industries. The application of project
management techniques have developed over the
last 25 years or so with the increased complexity
of projects and our client's perception that the
industry is generally becoming more fragmented.
The first and most important objective of the
project manager is to gain an understanding of
the client's objectives and expectations.
Successful project management entails the
following;
Identification of time, cost and performance
objectives in absolute and relative terms
Identifying and Communicating objectives to
the team / project control group (PCG)
Establishment of strategic as well as detailed
controls (program / cost plans)
Acknowledgement that only the remaining
time, cost and performance can be measured
and managed
Undertake active management
SGA Property Consultancy regularly participate in
project management however, with our technical
expertise in the construction process and
thorough understanding of contracts and cost we
can undertake many roles within the team or
control group including;
Contract Administrator - preparing
specification, tender and contract documents
QS - cost planning through to payment
certification and project accounting
PROJECT
MANAGEMENT
Development Monitoring
Development monitoring is distinct from both
project management and construction
management as it can be defined as the means of
identifying, monitoring and controlling the risks
associated with a development which are not
under the client's direct control.
SGA Property Consultancy is regularly engaged for
Development Monitoring on behalf of funding
institutions that will acquire the project as an
investment upon completion. We also undertake
this role for financiers where a loan expires at the
end of the development period or on behalf of
occupiers who enter into commitment to lease a
property before completion.
The development monitoring is usually carried out
in three phases;
Initial report - audit of design considering
durability and compatibility of materials,
practical considerations or 'buildability' and
compliance with both statutory requirements
and expectations of occupier & investors. It will
also report on structure, procurement route,
consultants & contractors involved.
Regular monitoring - involves periodic site
inspections and attendance at site meetings.
Periodic reporting on issues including ongoing
design, status of statutory consents, quality of
workmanship, cost & progress.
Completion - tailored to the clients interest,
SGA will include a significant checklist of
activities and information required such as the
supply of as-built drawings, all warranties and
compulsory statutory & BCA certification.
